Is it really free?
Yes. Duty holders pay nothing, ever. The desk is funded by disclosed introduction fees paid by specialists on engagements that proceed, and panel terms prohibit passing that fee on to you.
Are you a comparison site?
No. Your brief goes to a hand-picked three, never a database. We stand behind the shortlist, not a listings page.
What if it's urgent?
Tell us in the brief. Urgent notices are prioritised the same day, most match packs still land inside 48 hours.
What size of work do you handle?
From a single-building remedial to portfolio-wide programmes. Most briefs sit between £5k and £100k.
Do you cover my area?
The panel is UK-wide, with places limited per region and service line. If panel depth isn't there yet, we say so and source it, that is the 7-day track.
Who sees my brief?
Only our internal desk. Nothing is shared with any specialist without your written go-ahead on the exact three names. No mailing lists, no data brokers, no partner network you didn't approve.
Will I get spammed by providers?
No. Providers never see your details until you approve the introduction. We don't share, sell or syndicate contact data, the desk is the only intermediary.
How is this different from an insurance broker or consultant?
Brokers place cover. Consultants sell hours. We match you to the specialist who actually does the work, take a disclosed introduction fee from them if it proceeds, and step out of the way once the introduction is warm.
What information do you need up front?
Service line, reason for looking, rough site count and postcode, and anything already on paper (notice, quote, previous report). If you don't have it, we'll ask on the call.
Do you work with landlords, freeholders, managing agents or main contractors?
All four, plus tenant reps and asset managers. The vetting layer is the same, the tone of the shortlist changes.
What accreditations do you check for?
BAFE, LPCB, FIA, NICEIC, LEIA, Legionella Control Association, SafeContractor, CHAS, ISO 9001/14001/45001 where relevant. We verify each with the awarding body, not a screenshot.
Can I bring a specialist I already trust into the process?
Yes. Name them in the brief and we'll include them in the shortlist if they clear vetting. The remaining slots are drawn from our panel.
What happens on the 20-minute call?
We confirm the brief in plain English, flag anything obviously missing, set expectations on price and timing, and agree what goes to the panel. No sales pitch.
How do you vet the specialists?
Companies House, insurance, accreditation register, two live client references, one recent job walked through in detail. Anyone who won't sit for that isn't on the panel.
What if none of the three feel right?
Tell the desk. We'll rework the brief, re-scope, or run a fresh three. There is no obligation to engage anyone we send.
Do you handle Building Safety Act / higher-risk buildings?
Yes, separate track. HRB briefs go to specialists with live PAP experience and a golden-thread workflow, not general contractors.
Is the desk UK-only?
Today, yes. A US variant is in early prep for 2026.
